An estimate, not a closing statement or financial, legal or tax advice. The title or escrow company's settlement statement decides the real numbers. Runs in your browser, and nothing you enter is uploaded.
Worked example
A seller accepts $450,000 and owes $280,000. Paying 2.5% to the listing agent and 2.5% to the buyer's agent costs $22,500, and title, escrow and recording fees add $4,500. The seller nets about $143,000.00 before any taxes on the gain.
How the math works
- Start with the sale price.
- Subtract every loan being paid off at closing.
- Subtract each commission and the transfer tax, all figured as a percentage of the sale price.
- Subtract credits to the buyer, closing costs, prorated property taxes and any other charges. What is left is the estimated net proceeds.
When to use a net sheet
Bring one to a listing appointment so the seller sees a realistic bottom line, and run a new one for each offer. A higher price with large credits to the buyer can net less than a cleaner offer, and the net sheet makes that easy to show.

Questions
What is a seller net sheet?
A seller net sheet is an estimate of how much money a seller walks away with at closing. It starts with the sale price and subtracts the mortgage payoff, commissions, transfer taxes, closing costs, credits to the buyer and any other charges. Agents often prepare one before a listing appointment and again when reviewing offers.
How do I calculate net proceeds from selling a house?
Net proceeds = sale price minus every loan being paid off, minus commissions, minus transfer tax, minus closing costs and seller concessions, minus prorated property taxes and other charges. For example, $450,000 minus a $280,000 payoff, $22,500 in commissions and $4,500 in closing costs leaves about $143,000.
Does the seller still pay the buyer's agent?
It depends on the deal. Since the 2024 National Association of Realtors settlement, buyer's agent pay is set in a written agreement with the buyer and is no longer offered through the MLS. A seller can still agree to pay some or all of it as part of an offer. Enter 0 for the buyer's agent if the seller is not paying it.
Is my mortgage payoff the same as my loan balance?
Usually not. The payoff amount includes interest up to the payoff date and can include fees, so it is often a little higher than the balance on a monthly statement. Ask the lender for a payoff statement, and include any second mortgage or home equity line.
What counts as other closing costs?
Seller-side title or escrow fees, attorney fees, recording fees, owner's title insurance where the seller customarily pays it, HOA transfer or payoff fees, and any home warranty the seller agreed to buy. Who pays what varies by state and contract, so a quote from the title or escrow company is the best number to use.
Does this include capital gains or other taxes on the sale?
No. Income tax on any gain is not part of the closing statement, so it is not included here. Talk to a tax professional about how the sale affects you.
Is my information saved?
No. The calculator runs entirely in your browser and nothing you enter is uploaded.
